Although listed as ‘The Station Master’ on Plum Guide, the cottage is actually called Three Trees. So I will refer to it by this name throughout the review to avoid confusion!

Three Trees holiday cottage is in an ideal location. It is right at the heart of Grosmont, nestled alongside the railway line. This means it is easy to access by either car or train.
Plus, it is ideally located for exploring some of the most popular sights across the North Yorkshire Moors region.
Grosmont itself, plus the nearby village of Goathland has some great pubs and restaurants, as well as a few shops.
The cottage itself is tucked alongside the heritage railway station. So, you can unwind and watch the trains chug by while you’re staying here. All from the comfort of your living room!

Accessing The Three Trees holiday cottage in the North Yorkshire Moors
One of the benefits of staying at the Three Trees holiday cottage is that it is part of Grosmont House, a lovely B&B in Grosmont. Just a short distance from the main building, there is always someone on hand to assist you with accessing your holiday home.
Check in is from 4pm and I recommend calling in to the main house before heading down to the cottage. Selma was on hand to show us where to park and to let us know the code to access the key box for the property.
There is a dedicate parking space available next to the cottage which made unloading luggage easy. Also, as it is set alongside the train station, arrival by rail is also very convenient.
The entire property is laid out over one floor, with no internal or external steps to access anything.
What are the facilities like at The Three Trees?
I was immediately impressed with the facilities at The Three Trees.
When we stepped through the door, we were surprised by how big the space is! The photos really don’t do justice showing just how spacious the accommodation is.
And with all that space, comes a whole lot of facilities! The large kitchen has a good-sized fridge with separate freezer. A cooker with a hob, plus a washing machine are also available. There is also a microwave and toaster.

In the living room, there is a wood burner which includes a basket of logs to burn. There is also a large wall-mounted TV, a DVD player, plus a comfortable sofa and dining-table for four people. The hosts thoughtfully include a property handbook and a selection of flyers for local attractions too.
The bedroom features a wonderful double bed, chest of drawers, wardrobe with hangers and bedside tables. The bathroom has a large bath plus a walk-in shower space as well as the expected sink and toilet.

There are plenty of other handy tools around too. You’ll find a vacuum cleaner (which we made use of after several muddy walks!), a mop and bucket, bin bags, a selection of games, and kitchen crockery and utensils. Bedding and towels are also provided.
I am also blown away by the sheer number of sockets! Our house has barely any sockets with none of them being in a remotely practical location, so it was a luxury having so many on hand!
What is the decor like at The Three Trees?
For me, the beautiful decor of The Three Tree is the most attracting. The whole cottage is tastefully decorated with a pale duck-egg blue theme.

The continuity of the colour throughout makes the whole holiday cottage feel coherent, without being overbearing. It creates a calm and relaxing atmosphere which is ideal to unwind in.
I particularly love the colour scheme as it simultaneously creates a cosy, rustic feel, while feeling light, airy, and modern at the same time.
In the bedroom, the pretty floral and bird print wallpaper compliments this well. Plus, there are pops of colour throughout from the carefully selected cushions and flowers which make the perfect finishing touches.

Overall, the decor at the Three Trees holiday cottage in the North Yorkshire Moors is charming, inviting and beautifully finished.
Review of The Tree Trees holiday cottage in the North Yorkshire Moors
I thoroughly enjoyed my stay at The Three Trees. It is a beautiful place to enjoy some peace and unwind.
Watching the steam trains chug by every day is mesmerising. I could easily pass several hours doing this alone! It is the kind of accommodation where you can happily pass a week with nothing but a book in hand as the fire crackles while you wait for the next toot of a whistle!
However, we really made the most of the convenient location of Three Trees by exploring the many local sights on offer. Day trips to Whitby, Robin Hood’s Bay and other parts of the coast and national park are only 20 minutes away.
As hard as it was to tear ourselves away from our cosy haven, it is undeniable that this holiday cottage in the North Yorkshire Moors is the perfect location for those looking for an adventure on their getaway!
Pros of staying at The Three Trees
Based on my experience, here are some of the pros of staying at The Three Trees holiday cottage in the North Yorkshire Moors.
- The cottage is light and spacious and beautifully decorated. It is a calming place to stay and unwind.
- It is the ideal location for visiting the best sights in the North Yorkshire Moors on your stay.
- This is the perfect place for a unique and unforgettable romantic getaway.
- The accommodation is easy to find and has convenient parking or rail access.
- The Three Trees is especially great for train enthusiasts. Although everyone will be amazed by watching a steam train chug its way past your living room window!

Cons of staying at The Three Trees
Depending on what you’re looking for from your North Yorkshire Moors holiday, here are some cons of staying at The Three Trees to consider.
- Pets are not allowed in the property which may be a deal-breaker for you if you are travelling with a dog.
- You do encounter the rumble of trains and occasional toot of horns throughout the day. However, this is the experience you are booking for really! There is a mainline service that runs through the station. Although this service starts earlier and runs later than the heritage service, the trains are much quieter than the steam trains and we didn’t find it particularly disruptive.

- The property promotes having Wi-Fi. However, the connection isn’t particularly reliable. It connects to the network of the main house and can drop out from time to time. Assuming you’re just doing an occasional browse during your stay, it shouldn’t be a problem. But the connection wouldn’t be reliable enough to do work during your stay.
- The only slight hiccup I had was that the communication ahead of our stay was a little confusing. This wasn’t really anyone’s fault; it is simply a result of the way the booking was set up. The listing on Plum Guide is managed by a holiday let agency, rather than the direct owners of Grosmont House. Because of the way the booking is processed, I had a Plum Guide booking reference which didn’t match the booking reference the accommodation received from the agency. However, despite the hiccup, check in was easy and straightforward so it didn’t impact our stay once everyone was on the same page!
Would I stay here again?
I would absolutely return to the Three Trees in a heartbeat! Staying in this charming accommodation was an absolute joy and both James and I were disappointed when our time here came to an end!
The location was perfect for the sights we wanted to visit. And as people who enjoy finding unique accommodation when we travel, Three Trees ticked all the boxes!
Trains rolling right by the windows make this holiday cottage in the North Yorkshire Moors for couples a fun and unique experience. It’s one that very few other places can match!
